Development of the Real Estate Sector in Turkey in February 2026 – House and Commercial Property Sales Statistics
In Türkiye, a total of 124,549 houses were sold in
February 2026, representing an increase of 5.9%
compared to the same month of the previous year.
First-time house sales increased by 5.9% to
37,785 units, while second-hand house sales increased by
6.0% to 86,764 units. First-time sales accounted
for 30.3% of total house sales, while second-hand sales represented
69.7%.
Mortgaged house sales increased by 42.3% to
25,035 units. Other house sales decreased by
0.5% to 99,514 units. During the
January–February 2026 period, total house sales reached
236,029 units, an increase of 0.6%.
House sales to foreign buyers decreased by 2.9% to
1,506 units, accounting for 1.2% of all house sales.
Russian citizens purchased the highest number of properties with
191 sales, followed by Iranian citizens with
131 and Iraqi citizens with 106.
A total of 15,069 commercial properties were sold in February 2026,
representing a decrease of 1.1% compared to February 2025.
First-time commercial property sales decreased by 5.2% to
3,981 units, while second-hand sales increased by
0.4% to 11,088 units.
Mortgaged commercial property sales increased by 62.8% to
692 units, while other commercial property sales decreased by
3.0% to 14,377 units.

January 2026, representing a decrease of 4.7%
compared to the same month of the previous year.

First-time house sales decreased by 2.1% compared to January 2025,
reaching 34,069 units. First-time sales accounted for
30.6% of all house sales.
Second-hand house sales decreased by 5.9% to
77,411 units, representing 69.4% of total house sales.
Mortgaged and Other House Sales
Mortgaged house sales increased by 15.7% compared to the same month
of the previous year and reached 20,263 units. Mortgaged transactions
accounted for 18.2% of all house sales.
Other house sales decreased by 8.3% to
91,217 units, accounting for 81.8% of total sales.
Calendar-Adjusted House Sales
According to calendar-adjusted data, first-time house sales increased by
4.2%, while second-hand sales decreased by 0.1%
compared to the same month of the previous year.
According to seasonally and calendar-adjusted data, first-time sales decreased by
6.3% and second-hand sales decreased by 4.7%
compared to the previous month.
House Sales to Foreigners
A total of 1,306 houses were sold to foreign buyers in January 2026,
representing a decrease of 20.8% compared to January 2025.
Sales to foreigners accounted for 1.2% of all house sales.
By nationality, the highest number of purchases was made by citizens of
Russia with 219 sales, followed by
Iran with 118 sales and
Ukraine with 77 sales.

Other commercial property sales decreased by 15.1% to
12,691 units.
Calendar-Adjusted Commercial Property Sales
According to calendar-adjusted data, first-time commercial property sales decreased
by 3.4%, while second-hand sales decreased by
9.5% compared to the same month of the previous year.
According to seasonally and calendar-adjusted data, first-time commercial property
sales decreased by 12.8% and second-hand sales decreased by
5.6% compared to the previous month.
