Development of the Real Estate Sector in Turkey in April 2025 – Housing Sales Statistics

In Türkiye, a total of 118,359 houses were sold in April 2025 — an increase of 56.6% compared to April 2024. The provinces with the highest number of house sales were İstanbul with 18,645, Ankara with 10,889, and İzmir with 7,014, while the lowest numbers were recorded in Ardahan (37), Tunceli (75), and Bayburt (88).

Mortgaged House Sales

Mortgaged house sales reached 17,465 in April, up 147.0% year-on-year, accounting for 14.8% of all sales. In the January–April period, mortgaged sales rose by 99.4% to 69,194.

Of these, 4,245 mortgaged sales in April and 16,388 in January–April were first sales.

Other House Sales

Other house sales totaled 100,894 in April, up 47.3% year-on-year, representing 85.2% of all transactions. During January–April, other sales increased by 20.1% to 384,951.

House Sales by Type

First sales amounted to 34,633 in April (+43.8% y/y), accounting for 29.3% of total sales. In January–April, first sales rose 19.7% to 134,509.

Second-hand sales reached 83,726 in April (+62.6% y/y), making up 70.7% of total sales. In January–April, second-hand sales increased 31.6% to 319,636.

House Sales to Foreigners

Sales to foreigners totaled 1,440 in April 2025 (+13.2% y/y), with a share of 1.2% of all sales. The top provinces were İstanbul (529), Antalya (497), and Mersin (117).

In January–April, sales to foreigners fell by 13.5% to 6,018. By nationality, most purchases were made by citizens of the Russian Federation (276), Iran (128), and Ukraine (120).
