Development of the Real Estate Sector in Turkey in March 2026 – House and Commercial Property Sales Statistics

In Türkiye, a total of 113,367 houses were sold in March 2026, representing a decrease of 2.1% compared to the same month of the previous year.

First-time house sales increased by 1.3% to 35,725 units, while second-hand house sales decreased by 3.6% to 77,642 units. First-time sales accounted for 31.5% of total house sales, while second-hand sales represented 68.5%.

Mortgaged house sales increased by 35.9% to 25,978 units. Other house sales decreased by 9.6% to 87,389 units. During the January–March 2026 period, total house sales reached 349,396 units, representing a decrease of 0.3% compared to the same period of 2025.

House sales to foreign buyers decreased by 20.0% to 1,353 units, accounting for 1.2% of all house sales. Russian citizens purchased the highest number of properties with 229 sales, followed by Iranian citizens with 130 and German citizens with 84.

A total of 13,499 commercial properties were sold in March 2026, representing a decrease of 10.5% compared to March 2025. First-time commercial property sales decreased by 5.4% to 3,787 units, while second-hand sales decreased by 12.3% to 9,712 units.

Mortgaged commercial property sales increased by 60.1% to 698 units, while other commercial property sales decreased by 12.6% to 12,801 units.

Development of the Real Estate Sector in Turkey in February 2026 – House and Commercial Property Sales Statistics

In Türkiye, a total of 124,549 houses were sold in February 2026, representing an increase of 5.9% compared to the same month of the previous year.

First-time house sales increased by 5.9% to 37,785 units, while second-hand house sales increased by 6.0% to 86,764 units. First-time sales accounted for 30.3% of total house sales, while second-hand sales represented 69.7%.

Mortgaged house sales increased by 42.3% to 25,035 units. Other house sales decreased by 0.5% to 99,514 units. During the January–February 2026 period, total house sales reached 236,029 units, an increase of 0.6%.

House sales to foreign buyers decreased by 2.9% to 1,506 units, accounting for 1.2% of all house sales. Russian citizens purchased the highest number of properties with 191 sales, followed by Iranian citizens with 131 and Iraqi citizens with 106.

A total of 15,069 commercial properties were sold in February 2026, representing a decrease of 1.1% compared to February 2025. First-time commercial property sales decreased by 5.2% to 3,981 units, while second-hand sales increased by 0.4% to 11,088 units.

Mortgaged commercial property sales increased by 62.8% to 692 units, while other commercial property sales decreased by 3.0% to 14,377 units.

In Türkiye, a total of 111,480 houses were sold in January 2026, representing a decrease of 4.7% compared to the same month of the previous year.

First-time house sales decreased by 2.1% to 34,069 units, while second-hand house sales declined by 5.9% to 77,411 units. First-time sales accounted for 30.6% of total house sales, while second-hand sales represented 69.4%.

Mortgaged house sales increased by 15.7% to 20,263 units. Other house sales decreased by 8.3% to 91,217 units.

House sales to foreign buyers decreased by 20.8% to 1,306 units, accounting for 1.2% of all house sales. Russian citizens purchased the highest number of properties with 219 sales, followed by Iranian citizens with 118 and Ukrainian citizens with 77.

A total of 13,267 commercial properties were sold in January 2026, a decrease of 13.2% compared to January 2025. First-time commercial property sales reached 3,444 units, while second-hand sales amounted to 9,823 units.

Mortgaged commercial property sales increased by 73.0% to 576 units, while other commercial property sales declined by 15.1% to 12,691 units.
