Development of the Real Estate Sector in Turkey in May 2026 – House and Commercial Property Sales Statistics
In Türkiye, a total of 93,333 houses were sold in May 2026, representing a decrease of 31.2% compared to the same month of the previous year.

New and Existing House Sales
New house sales decreased by 27.9% compared to May 2025, reaching 30,196 units. New house sales accounted for 32.4% of all house sales.
Existing house sales decreased by 32.7% to 63,137 units, representing 67.6% of total house sales.
During the January–May 2026 period, new house sales decreased by 3.4% to 178,081 units, while existing house sales decreased by 7.9% to 391,456 units.
Mortgaged and Other House Sales
Mortgaged house sales decreased by 2.8% compared to the same month of the previous year and reached 19,754 units. Mortgaged transactions accounted for 21.2% of all house sales.
Other house sales decreased by 36.2% to 73,579 units, accounting for 78.8% of total sales.
During the January–May 2026 period, mortgaged house sales increased by 25.8% to 116,801 units, while other house sales decreased by 12.4% to 452,736 units.
Calendar-Adjusted House Sales
According to calendar-adjusted data, new house sales decreased by 3.6%, while existing house sales decreased by 11.3% compared to the same month of the previous year.
According to seasonally and calendar-adjusted data, new house sales decreased by 3.4%, while existing house sales decreased by 0.5% compared to the previous month.
House Sales to Foreigners
A total of 1,387 houses were sold to foreign buyers in May 2026, representing a decrease of 27.0% compared to May 2025. Sales to foreigners accounted for 1.5% of all house sales.
During the January–May 2026 period, house sales to foreigners decreased by 15.1% compared to the same period of the previous year and reached 7,068 units.
By nationality, the highest number of purchases in May was made by citizens of the Russian Federation with 268 sales, followed by Iran with 125 sales and Ukraine with 88 sales.

New commercial property sales decreased by 24.8% compared to May 2025 and reached 3,255 units.
Existing commercial property sales decreased by 33.1% to 8,179 units.
During the January–May 2026 period, new commercial property sales decreased by 6.6% to 18,768 units, while existing commercial property sales decreased by 10.9% to 50,195 units.
Mortgaged and Other Commercial Property Sales
Mortgaged commercial property sales increased by 22.9% compared to the same month of the previous year and reached 536 units.
Other commercial property sales decreased by 32.4% to 10,898 units.
During the January–May 2026 period, mortgaged commercial property sales increased by 62.6% to 3,260 units, while other commercial property sales decreased by 11.7% to 65,703 units.
Calendar-Adjusted Commercial Property Sales
According to calendar-adjusted data, new commercial property sales decreased by 0.4%, while existing commercial property sales decreased by 12.9% compared to the same month of the previous year.
According to seasonally and calendar-adjusted data, new commercial property sales decreased by 2.8%, while existing commercial property sales decreased by 6.2% compared to the previous month.
