Development of the Real Estate Sector in Turkey in March 2026 – House and Commercial Property Sales Statistics
In Türkiye, a total of 113,367 houses were sold in March 2026, representing a decrease of 2.1% compared to the same month of the previous year.

First-Time and Second-Hand House Sales
First-time house sales increased by 1.3% compared to March 2025, reaching 35,725 units. First-time sales accounted for 31.5% of all house sales.
Second-hand house sales decreased by 3.6% to 77,642 units, representing 68.5% of total house sales.
During the January–March 2026 period, first-time house sales increased by 1.7% to 107,579 units, while second-hand house sales decreased by 1.2% to 241,817 units.
Mortgaged and Other House Sales
Mortgaged house sales increased by 35.9% compared to the same month of the previous year and reached 25,978 units. Mortgaged transactions accounted for 22.9% of all house sales.
Other house sales decreased by 9.6% to 87,389 units, accounting for 77.1% of total sales.
During the January–March 2026 period, mortgaged house sales increased by 31.5% to 71,276 units, while other house sales decreased by 6.1% to 278,120 units.
Calendar-Adjusted House Sales
According to calendar-adjusted data, first-time house sales decreased by 1.8%, while second-hand house sales decreased by 6.2% compared to the same month of the previous year.
According to seasonally and calendar-adjusted data, first-time house sales decreased by 9.6%, while second-hand house sales decreased by 5.5% compared to the previous month.
House Sales to Foreigners
A total of 1,353 houses were sold to foreign buyers in March 2026, representing a decrease of 20.0% compared to March 2025. Sales to foreigners accounted for 1.2% of all house sales.
During the January–March 2026 period, house sales to foreigners decreased by 14.9% compared to the same period of the previous year and reached 4,165 units.
By nationality, the highest number of purchases in March was made by citizens of the Russian Federation with 229 sales, followed by Iran with 130 sales and Germany with 84 sales.

First-time commercial property sales decreased by 5.4% compared to March 2025 and reached 3,787 units.
Second-hand commercial property sales decreased by 12.3% to 9,712 units.
During the January–March 2026 period, first-time commercial property sales decreased by 6.6% to 11,212 units, while second-hand sales decreased by 8.9% to 30,623 units.
Mortgaged and Other Commercial Property Sales
Mortgaged commercial property sales increased by 60.1% compared to the same month of the previous year and reached 698 units.
Other commercial property sales decreased by 12.6% to 12,801 units.
During the January–March 2026 period, mortgaged commercial property sales increased by 64.7% to 1,966 units, while other commercial property sales decreased by 10.2% to 39,869 units.
Calendar-Adjusted Commercial Property Sales
According to calendar-adjusted data, first-time commercial property sales decreased by 8.3%, while second-hand commercial property sales decreased by 14.8% compared to the same month of the previous year.
According to seasonally and calendar-adjusted data, first-time commercial property sales decreased by 4.3%, while second-hand commercial property sales decreased by 7.1% compared to the previous month.
