Development of the Real Estate Sector in Turkey in May 2026 – House and Commercial Property Sales Statistics
In Türkiye, a total of 93,333 houses were sold in
May 2026, representing a decrease of 31.2%
compared to the same month of the previous year.
New house sales decreased by 27.9% to
30,196 units, while existing house sales decreased by
32.7% to 63,137 units. New house sales accounted
for 32.4% of total house sales, while existing house sales represented
67.6%.
Mortgaged house sales decreased by 2.8% to
19,754 units. Other house sales decreased by
36.2% to 73,579 units. During the
January–May 2026 period, total house sales reached
569,537 units, representing a decrease of
6.6% compared to the same period of 2025.
House sales to foreign buyers decreased by 27.0% to
1,387 units, accounting for 1.5% of all house sales.
Russian citizens purchased the highest number of properties with
268 sales, followed by Iranian citizens with
125 and Ukrainian citizens with 88.
A total of 11,434 commercial properties were sold in May 2026,
representing a decrease of 30.9% compared to May 2025.
New commercial property sales decreased by 24.8% to
3,255 units, while existing commercial property sales decreased by
33.1% to 8,179 units.
Mortgaged commercial property sales increased by 22.9% to
536 units, while other commercial property sales decreased by
32.4% to 10,898 units.

First-Time and Second-Hand House Sales
First-time house sales increased by 9.6% compared to April 2025,
reaching 40,306 units. First-time sales accounted for
31.8% of all house sales.
Second-hand house sales decreased by 0.3% to
86,502 units, representing 68.2% of total house sales.
During the January–April 2026 period, first-time house sales increased by
3.8% to 147,885 units, while second-hand house sales
decreased by 0.9% to 328,319 units.
Mortgaged and Other House Sales
Mortgaged house sales increased by 40.5% compared to the same month
of the previous year and reached 25,771 units. Mortgaged transactions
accounted for 20.3% of all house sales.
Other house sales decreased by 4.0% to
101,037 units, accounting for 79.7% of total sales.
During the January–April 2026 period, mortgaged house sales increased by
33.8% to 97,047 units, while other house sales
decreased by 5.5% to 379,157 units.
Calendar-Adjusted House Sales
According to calendar-adjusted data, first-time house sales increased by
2.9%, while second-hand house sales decreased by
6.1% compared to the same month of the previous year.
According to seasonally and calendar-adjusted data, first-time house sales increased
by 5.4%, while second-hand house sales increased by
0.5% compared to the previous month.
House Sales to Foreigners
A total of 1,516 houses were sold to foreign buyers in April 2026,
representing a decrease of 1.1% compared to April 2025.
Sales to foreigners accounted for 1.2% of all house sales.
During the January–April 2026 period, house sales to foreigners decreased by
11.6% compared to the same period of the previous year and reached
5,681 units.
By nationality, the highest number of purchases in April was made by citizens of
the Russian Federation with 263 sales, followed by
China with 110 sales and
Iran with 100 sales.

April 2025 and reached 4,301 units.
Second-hand commercial property sales increased by 8.7% to
11,393 units.
During the January–April 2026 period, first-time commercial property sales decreased
by 1.6% to 15,513 units, while second-hand sales
decreased by 4.7% to 42,016 units.
Mortgaged and Other Commercial Property Sales
Mortgaged commercial property sales increased by 102.1% compared to
the same month of the previous year and reached 758 units.
Other commercial property sales increased by 7.7% to
14,936 units.
During the January–April 2026 period, mortgaged commercial property sales increased
by 73.6% to 2,724 units, while other commercial
property sales decreased by 6.0% to 54,805 units.
Calendar-Adjusted Commercial Property Sales
According to calendar-adjusted data, first-time commercial property sales increased
by 7.4%, while second-hand commercial property sales increased by
2.6% compared to the same month of the previous year.
According to seasonally and calendar-adjusted data, first-time commercial property
sales increased by 10.0%, while second-hand commercial property sales
increased by 8.8% compared to the previous month.

4.0% to 101,037 units. During the
January–April 2026 period, total house sales reached
476,204 units, representing an increase of
0.5% compared to the same period of 2025.
