Development of the Real Estate Sector in Turkey in February 2026 – House and Commercial Property Sales Statistics
In Türkiye, a total of 124,549 houses were sold in February 2026, representing an increase of 5.9% compared to the same month of the previous year.

First-Time and Second-Hand House Sales
First-time house sales increased by 5.9% compared to February 2025, reaching 37,785 units. First-time sales accounted for 30.3% of all house sales.
Second-hand house sales increased by 6.0% to 86,764 units, representing 69.7% of total house sales.
During the January–February 2026 period, first-time house sales increased by 2.0% to 71,854 units. Second-hand house sales remained almost unchanged at 164,175 units.
Mortgaged and Other House Sales
Mortgaged house sales increased by 42.3% compared to the same month of the previous year and reached 25,035 units. Mortgaged transactions accounted for 20.1% of all house sales.
Other house sales decreased by 0.5% to 99,514 units, accounting for 79.9% of total sales.
During the January–February 2026 period, mortgaged house sales increased by 29.0% to 45,298 units, while other house sales decreased by 4.4% to 190,731 units.
Calendar-Adjusted House Sales
According to calendar-adjusted data, first-time house sales increased by 5.8%, while second-hand house sales increased by 5.9% compared to the same month of the previous year.
According to seasonally and calendar-adjusted data, first-time house sales decreased by 0.2%, while second-hand house sales increased by 2.9% compared to the previous month.
House Sales to Foreigners
A total of 1,506 houses were sold to foreign buyers in February 2026, representing a decrease of 2.9% compared to February 2025. Sales to foreigners accounted for 1.2% of all house sales.
During the January–February 2026 period, house sales to foreigners decreased by 12.1% compared to the same period of the previous year and reached 2,812 units.
By nationality, the highest number of purchases in February was made by citizens of the Russian Federation with 191 sales, followed by Iran with 131 sales and Iraq with 106 sales.

First-time commercial property sales decreased by 5.2% compared to February 2025 and reached 3,981 units.
Second-hand commercial property sales increased by 0.4% to 11,088 units.
During the January–February 2026 period, first-time commercial property sales decreased by 7.1% to 7,425 units, while second-hand sales decreased by 7.2% to 20,911 units.
Mortgaged and Other Commercial Property Sales
Mortgaged commercial property sales increased by 62.8% compared to the same month of the previous year and reached 692 units.
Other commercial property sales decreased by 3.0% to 14,377 units.
During the January–February 2026 period, mortgaged commercial property sales increased by 67.3% to 1,268 units, while other commercial property sales decreased by 9.1% to 27,068 units.
Calendar-Adjusted Commercial Property Sales
According to calendar-adjusted data, first-time commercial property sales decreased by 5.2%, while second-hand commercial property sales increased by 0.4% compared to the same month of the previous year.
According to seasonally and calendar-adjusted data, first-time commercial property sales decreased by 0.4%, while second-hand commercial property sales increased by 4.1% compared to the previous month.
