Development of the real estate sector in Turkey in March 2020 – Housing Sales Statistics March 2020

In March 2020 a total of 108,670 properties were sold, 3.4% more than the same month of the previous year. Istanbul had the highest share with 19,846 house sales and a share of 18.3 %. According to sales figures Istanbul was followed by Ankara with 12,409 property sales and a 11.4 % share, İzmir with 7,131 and a 6.6% share.

Mortgage-financed sales showed an increase of 90.4%% compared to the 43,329 same month of the previous year. The share of mortgage sales in total sales was 39.9% . In mortgage sales, Istanbul ranked first with 7,843 house sales and an 18.1% share. The province with the lowest sale of mortgaged housing was Hakkari with 2 houses.

65,341 houses changed hands as a result of self-financed transfers. Self-financed transfers decreased by 20.6% compared to March 2019. Istanbul ranked first with 12,003 house sales and Ankara second with 6,408 sales. Izmir was followed by Ankara with 3,954 sales.

34,089 houses were sold for the first time (= new construction sales). The number of properties sold for the first time decreased by 22.8% compared to the same month of the previous year. The sales share of new properties in Turkey in all house sales was 31.4%. In new construction sales Istanbul had the highest share with 6,439 houses which amounts to 18.9%, followed by Ankara with 3,308 houses and İzmir with 2,108 houses.

74,581 houses changed hands in the second-hand sale of Turkish property. The second-hand sales showed an 22.5% increase compared to March 2019. Istanbul ranked first with 3,407 sales (18.0% share). The share of second hand sales in total house sales was 67.6%. Ankara ranked second with 9,101 houses sold. Ankara was followed by İzmir with the sale of 5,023 houses.

Property sales in Turkey to foreigners decreased by 3.0% compared to the same month of the previous year. In March 2020, Istanbul took the first place in housing sales to foreigners, with 1,513 properties sold. The most popular provinces were Istanbul, Antalya, Ankara, Mersin and Bursa.
