Development of the real estate sector in Turkey in August 2020 – Surge In Mortgage Financed Property Sales in Turkey

In August a total of 170,408 properties were sold, 54.2 % more than in August 2019. Istanbul took first place with 30,060 transfers and a share of 17.8%, followed by Ankara with 17,131 (10.1% share) and Izmir with 11,145 transfers (6.5% share).

Mortgage-financed sales were 76,019 which is an increase of 122.6% compared to August 2019. The share of mortgage sales in total sales was 44.6% (August 2019: 30.9%). In mortgage sales, Istanbul ranked first with 15,367 house sales.

94,389 houses changed hands as a result of self-financed transfers. Self-financed transfers increased by 23.6% compared to August 2019. Istanbul again ranked first with 14,925 house sales and Ankara second with 8,010 sales. Izmir followed with 5,518 sales.

52,123 houses were sold for the first time (new construction sales). The number of properties sold for the first time increased by 28.3% compared to August 2019. The sales share of new properties in Turkey in all house sales was 30.6% (August 2019: 36.8%. In new construction sales, Istanbul had the largest share followed by Ankara and İzmir.

A total of 118,285 houses changed hands in the second-hand sale of Turkish property. The second-hand sales showed a 69.2% increase compared to August 2019.

Property sales in Turkey to foreignersincreased by 8.0% compared to the same month of the previous year. The most popular provinces were Istanbul, Antalya, Ankara, Mersin and Yalova.
