The provinces with the highest number of house sales were İstanbul with 26,305, Ankara with 14,681, and İzmir with 8,678, while the lowest numbers were recorded in Ardahan (86), Bayburt (135), and Tunceli (143).

Mortgaged House Sales

Mortgaged house sales reached 23,527 in October, up 11.5% year-on-year, accounting for 14.3% of all sales. In the January–October period, mortgaged sales rose by 64.0% to 186,020.

Of these, 5,919 mortgaged sales in October and 44,490 in January–October were first sales.

Other House Sales

Other house sales totaled 140,779 in October, down 2.3% year-on-year, representing 85.7% of all transactions. During January–October, other sales increased by 10.8% to 1,107,013.

House Sales by Type

First sales amounted to 54,866 in October (–4.9% y/y), accounting for 33.4% of total sales. In January–October, first sales rose 10.9% to 397,507.

Second-hand sales reached 109,440 in October (+1.8% y/y), making up 66.6% of total sales. In January–October, second-hand sales increased 18.8% to 895,526.

House Sales to Foreigners

Sales to foreigners totaled 2,106 in October 2025 (–0.8% y/y), with a share of 1.3% of all sales. The top provinces were Antalya (729), İstanbul (725), and Mersin (192).

In January–October, sales to foreigners decreased by 11.3% to 17,050. By nationality, most purchases were made by citizens of Russia (315), Germany (191), and Iran (172).
