The provinces with the highest number of house sales were İstanbul with 24,234, Ankara with 12,706, and İzmir with 8,540, while the lowest numbers were recorded in Ardahan (78), Bayburt (131), and Artvin (152).

Mortgaged House Sales

Mortgaged house sales reached 21,499 in November, down 1.4% year-on-year, accounting for 15.2% of all sales. In the January–November period, mortgaged sales rose by 53.5% to 207,519.

Of these, 5,483 mortgaged sales in November and 49,973 in January–November were first sales.

Other House Sales

Other house sales totaled 119,601 in November, down 8.8% year-on-year, representing 84.8% of all transactions. During January–November, other sales increased by 8.5% to 1,226,614.

House Sales by Type

First sales amounted to 46,589 in November (–5.4% y/y), accounting for 33.0% of total sales. In January–November, first sales rose 8.9% to 444,096.

Second-hand sales reached 94,511 in November (–8.9% y/y), making up 67.0% of total sales. In January–November, second-hand sales increased 15.4% to 990,037.

House Sales to Foreigners

Sales to foreigners totaled 1,943 in November 2025 (–9.7% y/y), with a share of 1.4% of all sales. The top provinces were İstanbul (728), Antalya (662), and Mersin (157).

In January–November, sales to foreigners decreased by 11.1% to 18,993. By nationality, most purchases were made by citizens of the Russian Federation (310), Ukraine (159), and Germany (151).
