In Türkiye, a total of 130,025 houses were sold in May 2025 — an increase of 17.6% compared to May 2024. The provinces with the highest number of house sales were İstanbul with 22,103, Ankara with 11,975, and İzmir with 7,817, while the lowest numbers were recorded in Ardahan (48), Bayburt (67), and Gümüşhane (91).

Mortgaged House Sales

Mortgaged house sales reached 19,412 in May, up 95.9% year-on-year, accounting for 14.9% of all sales. In the January–May period, mortgaged sales rose by 98.7% to 88,606.

Of these, 4,674 mortgaged sales in May and 21,062 in January–May were first sales.

Other House Sales

Other house sales totaled 110,613 in May, up 9.9% year-on-year, representing 85.1% of all transactions. During January–May, other sales increased by 17.7% to 495,564.

House Sales by Type

First sales amounted to 39,546 in May (+11.2% y/y), accounting for 30.4% of total sales. In January–May, first sales rose 17.7% to 174,055.

Second-hand sales reached 90,479 in May (+20.6% y/y), making up 69.6% of total sales. In January–May, second-hand sales increased 29.0% to 410,115.

House Sales to Foreigners

Sales to foreigners totaled 1,771 in May 2025 (–14.2% y/y), with a share of 1.4% of all sales. The top provinces were İstanbul (648), Antalya (594), and Mersin (145).

In January–May, sales to foreigners declined by 13.7% to 7,789. By nationality, most purchases were made by citizens of the Russian Federation (274), Iran (133), and Germany (127).
