In the full year 2025, house sales increased by 14.3% to 1,688,910 units. The provinces with the highest annual sales were İstanbul (280,262), Ankara (152,534), and İzmir (96,998), while the lowest numbers were recorded in Ardahan (727), Bayburt (1,251), and Hakkari (1,559).

Mortgage Sales

Mortgaged house sales reached 29,149 units in December (+25.2%), accounting for 11.4% of all transactions. In 2025, mortgaged sales increased by 49.3% to 236,668 units (share: 14.0%).

Of these, 7,666 sales in December and 57,639 sales in 2025 were first-time purchases.

Sales by Type

First-time sales amounted to 96,690 units in December (+26.2%), representing 38.0% of all sales. In 2025, first-time sales rose by 11.6% to 540,786.

Second-hand sales reached 158,087 units in December (+16.2%) and 1,148,124 units in 2025 (+15.6%).

Sales to Foreigners

Sales to foreigners reached 2,541 units in December 2025 (+5.1%), representing 1.0% of all sales. In the full year 2025, sales to foreigners totaled 21,534 units (–9.4%). The leading provinces were İstanbul (7,989), Antalya (7,118), and Mersin (1,800).

By nationality, the highest number of purchases in December were made by citizens of Russia (504), Iran (232), and Ukraine (193).
